Restriping and the 2010 ADA Standards
Line striping marks the stalls, aisles, arrows, crosswalks, fire lanes and accessible spaces on a parking lot. Paint wears off under sun and traffic; HomeGuide estimates most striping lasts 2 to 5 years. Faded lines lead to crooked parking, lost spaces and confused traffic, and they make a property look neglected.
What the ADA requires when you restripe
The Department of Justice says that when a lot is restriped, it must include accessible parking that meets the 2010 ADA Standards. The minimum depends on the total spaces: 1 for 1 to 25, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, 5 for 101 to 150, 6 for 151 to 200 and 7 for 201 to 300. One in every six accessible spaces must be van-accessible.
Dimensions
Accessible car spaces must be at least 96 inches wide with a 60-inch access aisle. Van spaces can be 132 inches wide with a 60-inch aisle or 96 inches wide with a 96-inch aisle. Spaces and aisles can slope no more than 1:48 in any direction, and signs are mounted with the bottom at least 60 inches above the ground. Van-accessible signage is not required where a site has four or fewer spaces. We check slopes before placing accessible spaces, because older lots that have settled on clay can be too steep in places.
New layouts
For a new or reconfigured lot, we lay out stall widths, aisles and traffic flow before painting. HomeGuide says a new layout costs about 20 to 50 percent more than restriping existing lines.
Scheduling
We stripe on clean, dry pavement, usually early in the morning, at night or on weekends for businesses. After sealcoating, the sealer has to cure before the lines go down. We block off sections so parts of the lot stay open.
Other markings
Arrows, stop bars, crosswalks, fire lanes, loading zones, numbered stalls and curb paint are priced individually. If your fire marshal, landlord or HOA has requirements, send them and we will follow them.
Restriping after resurfacing
New asphalt or a fresh sealcoat covers the old lines, so striping is planned as part of the same project. It is also the moment to fix a layout that does not work, such as stalls that are too narrow, missing accessible spaces or traffic that flows the wrong way.
Working with property managers
We can give you a striping plan with the space count, the accessible and van-accessible spaces and their locations, so you have a record of what was done.

What Striping Typically Costs
| Item | Published national range |
|---|---|
| Standard stall (HomeGuide) | $4 to $5 each |
| Accessible stall (HomeGuide) | $25 to $40 each |
| Crosswalk or fire lane (HomeGuide) | $35 to $75 each |
| Curb painting (HomeGuide) | $0.75 to $1.00 per linear ft |
| 30 to 50 stall lot (HomeGuide) | $500 to $1,200 |
| New layout vs. restripe (HomeGuide) | 20% to 50% more |
These are national published ranges, not Mesquite bids. Guides calculate their figures differently, so the ranges do not match exactly. Clay base repair, tear-out, slope and access raise or lower the cost. Your written bid is what you pay.
How It Works
1. Count
We count spaces and check the accessible-space requirement.
2. Lay out
Accessible spaces placed on level ground; lines snapped or traced.
3. Paint
Lines and markings applied on clean, dry pavement.
4. Open
Sections reopened once the paint dries.

Line Striping Questions
How many accessible spaces do I need?
Under the 2010 ADA Standards, 1 for up to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, and more as the lot grows. One in six must be van-accessible.
Does restriping trigger ADA requirements?
Yes. DOJ guidance says restriped lots must provide accessible parking that meets the 2010 Standards.
How long does striping last?
HomeGuide estimates 2 to 5 years, depending on traffic, weather and paint.
Can you stripe after hours?
Yes. We often stripe early mornings, evenings or weekends so the lot stays usable during business hours.
